There are many reasons why someone would hire a property manager. Let’s explore a few of the reasons and why am property manager can help.

Time – There are only 24 hours in a day and you can only effectively do so much. We do property management every day. It’s what we do. We have systems in place and expert team members that specialize in each area of management for your investment property. Get your time back to do more important tasks and let us take care of that late night complaint that the toilet wont flush.

Accounting – Not only for taxes, but for other reasons it’s critical to have complete and accurate accounting for your investment properties. If you are using Microsoft Excel or Google Sheets to keep track of your tenant ledgers there is nothing wrong with that, so long as you are keeping up to date, but the one time you miss an entry, or enter the wrong thing, that’s when it will come back and bite you. We have a full time bookkeeper and this is what they do, ensure every transaction get’s entered and is reflected on your property and tenant ledger. This makes tax time much easier as well as any tenant disputes where it is imperative that you have detailed and accurate accounting statements.

Write Off – This last one that we will cover today involves taxes and this should be discussed with your tax professional for accurate advise relating to your specific situation. We can say that in most cases, your property management fees are a tax deduction for your investment property. So not only can you make your life easier by having someone else manage your investment, but you can essentially pay less tax because of us.
